Is My Gas Boiler Being Banned? What Kent Homeowners Need to Know in 2026

There's a lot of confusion out there about gas boilers being "banned" — so let's clear it up.
The short answer: if you have a working gas boiler today, nothing is changing for you. You can keep using it, servicing it, and repairing it exactly as normal. If it breaks down, you can still replace it with another gas boiler.
What has actually changed: the previous plan for an outright ban on new gas boiler installations by 2035 has been scrapped in the government's new Warm Homes Plan in favour of a more flexible, incentive-led approach. The only firm rule that applies right now is for brand-new build homes, which are required to use low-carbon heating systems such as heat pumps rather than gas boilers.
What this means if you're a homeowner in Tunbridge Wells, Tonbridge, or anywhere across West Kent:
Your existing gas boiler is completely unaffected.
If your boiler needs replacing, a straightforward like-for-like gas boiler swap remains a legal, sensible option.
If you're considering a heat pump anyway (for environmental or long-term cost reasons), the £7,500

What this means if you're a landlord: there's no outright ban on gas boilers in rental properties either. The pressure landlords are seeing instead comes from Minimum Energy Efficiency Standards (MEES), which are moving toward tighter EPC requirements — but this isn't yet law, and a modern condensing gas boiler combined with basic insulation improvements is often enough to meet the likely future targets.
Our honest advice: don't panic-replace a working boiler because of "ban" headlines. If your boiler is getting old, showing signs of inefficiency, or needs frequent repairs, that's the right time to have an honest conversation about your options: gas, oil, or heat pump based on your actual home, not a policy scare story.
